Cancellation & Payment Policy

1. Payment schedule

A deposit of 30% of the total confirms your booking. The balance is due 30 days before check-in. Bookings made within 30 days of arrival are payable in full at the time of booking. Individual listings may state a different schedule, which then takes precedence.

2. If you cancel

• 60 days or more before check-in: full refund of everything you have paid.
• 30 to 59 days before check-in: 50% of the total booking value is refunded.
• Less than 30 days before check-in: no refund.
• No-show or early departure: treated as a cancellation without notice; no refund for unused nights.

Cancellations must be sent to us in writing; the date we receive your message determines the tier. Refunds are returned to the original payment method within 14 days.

3. Changing a booking

Date changes are free once, subject to availability and any seasonal price difference, when requested at least 30 days before check-in. Later changes are handled as a cancellation and rebooking.

4. If we cancel

If we have to cancel your booking for a reason within our control, you receive a full refund and, where we can, an equivalent alternative home. Our liability is limited to the amount you paid.

5. Force majeure

If events beyond either party's reasonable control (natural disaster, official travel bans, epidemics) make the stay impossible, we offer free rebooking to new dates or a credit voucher; where the law requires it, a refund.
